Carlsbad Village

Carlsbad Village is the historic downtown of Carlsbad. Homes in Carlsbad Village are within walking distance of the beautiful beaches, shops, bars, restaurants and other services that the village has to offer. The past few years have brought a lot of new development to the village, and increased demand has led to more housing and a boom in trendy bars and restaurants. Campfire, Jeune et Jolie, and Paon are just a few of the buzzworthy eateries making Carlsbad a destination for dining experiences. But Carlsbad Village is not all about shops and dining, the stunning beaches are a draw for locals and visitors alike. Frazee Beach is located at the end of Carlsbad Village Drive and there is a cement boardwalk atop the bluff and down below offering views north to Camp Pendleton and south as far as La Jolla. It must be said that Carlsbad Village is a tourist hot spot in the summer, so be prepared for increased crowds and limited parking.

Aviara is a master-planned community offering resort-style living just a few miles from the beach, with views of the ocean, lagoon, and nearby golf courses. This neighborhood is primarily single-family homes, and there are strict guidelines in place to ensure residents can enjoy the exceptional quality of life offered in this neighborhood. Many of the communities within this neighborhood are gated. Aviara is a residential neighborhood with no shopping centers, commercial buildings or restaurants – with the exception of the Park Hyatt Aviara Resort. The resort offers boutique shopping, several upscale restaurants and a bar, as well as a well-known spa and the amenities you would expect to find at a high-end resort.

La Costa

La Costa is one of the most popular communities in Carlsbad and is a world famous resort destination, thanks to the the Omni La Costa Resort and Spa, formerly the La Costa Resort and Spa, from which the area got its name. Many celebrities have owned or rented homes in this neighborhood over the years, particularly properties adjoining the golf course. La Costa’s reputation as a retreat for the rich and famous is reflected in the available housing. Gated, high-end condominium and apartment complexes offer more affordable housing options in the area, where detached homes have larger price points. Many of the high-end estates are gated with views of the resort and nearby ocean.

Bressi Ranch

Bressi Ranch is a small, family-friendly neighborhood in Carlsbad. Homes in this community are primarily owner-occupied, although there are rentals available. While most properties are single detached homes, there are townhouse and apartment communities within this small neighborhood. At the center of Bressi Ranch is a popular shopping center with restaurants, retail shops, a gas station, a pet hospital, and a grocery store. Residents of Bressi Ranch also have easy access to the shopping, restaurants and entertainment in other areas of Carlsbad just a short drive away.

Calavera Hills Village

Residents of Calavera Hills Village enjoy the benefits of a quieter way of life that is still close enough to shopping and restaurants. This is one of the more affordable neighborhoods in Carlsbad, making it a good choice for couples and families who may not have the budget for La Costa or Aviara. The neighborhood is primarily composed of owner-occupied detached homes. Almost all of the homes in this small neighborhood were built in the 1980s and 1990s. Shopping, entertainment, and restaurants can be found within a short drive on El Camino Real, College Boulevard, and Carlsbad Village Drive.
